The heat here is a genuinely different problem than in the rest of the Bay Area, and the numbers make the case. Concord's July normal high of 88°F is the highest of any Bay Area station — hotter than Livermore, and about 16 degrees hotter than Oakland or San Francisco. It clears 90 roughly 50 days a year, clears 100 about nine, and it has hit 112. A street-facing steel door in full afternoon sun runs well above the air temperature on a day like that. What breaks it, though, isn't the peak — it's the swing. On days that reach 100, the Delta breeze pulls cool air in through the Carquinez Strait and the temperature falls about 40 degrees overnight. The panels expand and contract through that range every single day of the summer, and that's what loosens fasteners, drives the grease out of the roller bearings and fatigues spring steel toward the end of its life.

Concord is also an older housing stock than people assume. The median home here was built in 1972, and about seven in ten predate 1980 — the city went from under 7,000 people in 1950 to over 85,000 by 1970, and those post-war ranch tracts are still most of the city. Most have an attached, street-facing garage that was built with the house, which means a lot of the doors and openers we see have been cycling for forty or fifty years. That's not a problem in itself, but it does mean the springs, rollers and cables are usually the things that are actually worn — not the door. Different parts of town bring different jobs. Out toward Clayton Valley and the Mt.
