Start with the split, because it's the whole job here. Along Darrell Road, Barbara Way, Craig Road and the lower end of Remillard you're mostly looking at single-storey 1950s ranch houses on half-acre lots — attached two-car garages, doors and hardware from an era when a garage door weighed a fraction of what a modern one does, and openers that in many cases are on their second or third replacement over a door that's still original. Then along upper Ralston, Pullman, Pinehill, San Raymundo and Robin — the two-acre corridor that came out of the first 1929 subdivision — you get Bay-view estates and 2000s rebuilds with wide, heavy, often custom doors that need real spring engineering. Same neighborhood, same afternoon, two entirely different diagnostic paths. A company that treats Carolands as one thing gets one of them wrong.

The street names themselves tell you the story, and they're a decent shorthand for which stock you're in. Pullman and Remillard point back at the estate era: 565 Remillard Drive is the chateau itself, designed by the Parisian architect Ernest Sanson with Willis Polk managing construction and gardens by Achilles Duchêne, now on the National Register and held by the Carolands Foundation. Chateau Drive is the artery that runs through it all. If you're on a two-acre lot up here with a long approach and a heavy custom door, you have an estate-scale door problem; if you're on a Moseley street with a half-acre and an attached two-car, you have a fifty-year-old-hardware problem. Both are fixable, and they need different parts on the truck.

What both halves share is the setting, and it's hard on hardware. This is upper Hillsborough on the fog-catching flank of the Peninsula hills, where the marine layer settles into the canopy and drips onto whatever is below it — including exterior tracks, hinges, cable drums and the bottom of the springs. That steady wooded damp is a rusting environment, and on a shaded north-facing lot we routinely find corrosion working through cables and rollers long before anyone notices a symptom. There's grade here too, so driveways run at a slope and a door that's slightly out of balance shows it sooner.
