Salt water attacks from the bottom of the door upward, and it attacks the parts that matter. The bottom seal perishes and stops sealing, which lets the next tide in more easily. The lowest panel edge corrodes on a steel door and wicks and swells on a wood one. Roller bearings on the bottom brackets pick up salt and grit and start to bind. And the lift cables — which anchor at the bottom bracket, the lowest and most loaded point on the whole system — corrode from the fitting inward, where they cannot be seen along the length of the cable. That last one is why we inspect cable ends here as a matter of course: a cable can look perfectly sound for three metres and be finished in the last three centimetres.

The housing is mostly single-storey post-war and mid-century, built close to grade with attached or side single garages, on the streets off Vendola Drive, Meadow Drive and Adrian Way and along the creek toward Gallinas. Close to grade is exactly the problem — there is very little clearance between the floor and the water table when the tide is high, and no amount of door choice changes the topography. What can be changed is what the water finds when it arrives: galvanised hardware instead of plain steel, a seal designed for standing damp rather than draught, and an opener and its wiring mounted as high as the installation allows.
